At Absolute Project Management, one of the first things we offer all our clients is preparation of a detailed overview budget and timeline. This is to ensure right from the start that their brief is tailored to their needs and budget. We realised that sometimes this information is needed even earlier i.e. before you secure the property.


We have years’ worth of experience with a wide range of properties, types of renovation and different design styles, as well as dealing with planning and regulatory issues. This puts us in a brilliant position to balance the vision of how a property could work as your home with practical considerations about the limitations and cost – to help you to make an informed decision.

Getting an expert involved before you complete can ensure that you make the best decisions for your property right from the start. Our goal is always to get you the best possible long-term outcome for your home, budget and design goals, whilst making the process as exciting and enjoyable as possible.


What you get in the feasibility study:

  1. Review of property

    • On site general advice and written report following the visit, summarising what was discussed.

    • General advice on what further information you could request from the seller.

    • Initial advice on the typical permissions (Planning permission, listed building consent, party wall awards, freeholder consent, building regulation certification etc) which may be required and any other obstacles to consider (access/ neighbours/ parking).

    • Initial design advice: Does this property meet your brief- can it be transformed into your dream home/ Pinterest board? Can missing original features be reinstated or can it be modernised in a sympathetic way?

    • Proposal for any preparation and design work you might like to undertake (FOC), including detailed list of deliverables and time/ cost per step.


  1. Overview Budget and timeline

    • Includes heads of costs for all items such as specialist costs, labour cost, material costs (and our fees should you wish to engage us to design/ oversee the works- though there is no obligation to go ahead with this!)

    • Includes timing of

      i. Purchase,

      ii. Preparation (design/ tender etc) work. These can overlap if you prefer, although we’ll note the risks of this approach,

      iii. Permissions as necessary

      iv. Approx. on-site timings arranged in the typical order of work as undertaken by contractors. Where necessary it will include reference to typical lead times for specific fittings (e.g. glazing)
